Terms and Conditions

RESERVATION POLICY: A reservation can be made by contacting the owner or property manager directly. Reservations require a non-refundable deposit of $300.00 or 25% of the total rental amount, which will be applied towards the total rental fee. The remaining balance of the rental fee is due 24 hours prior to the check-in date.

CANCELLATION POLICY: All cancellations must be made in writing. If the guest cancels the reservation 8 days or more before the check-in date, the deposit will be forfeited but any additional payments made will be refunded. If the guest cancels the reservation less than 8 days before the check-in date, all payments will be forfeited.

CHECK IN and CHECK OUT: Check-in time is unspecified in 2026 and after 5PM in 2027 and check-out time is 11AM.

MAXIMUM OCCUPANCY: Reservations are limited to 4 adult guests; 6 persons is the maximum occupancy for our property at any time, for any length of time, inside or out. Children aged 0-2 do not count towards occupancy total. No exceptions. Undeclared guests and/or any issues with vehicles blocking the road or neighbouring properties may result in additional fees or the immediate cancelling of your reservation without refund.

PETS: Pets are not allowed unless prior approval has been granted by the owner or property manager in writing.

SMOKING: Smoking is not permitted inside the property. If smoking occurs inside the property, a cleaning fee of $250.00 will be charged.

DAMAGE and LIABILITY: The guest is responsible for any damages caused to the property or its contents during their stay. The guest will be charged for any damages caused and must report any damages to the owner immediately. The guest agrees to indemnify and hold the owner harmless from any and all claims, damages, or expenses arising from the guest’s use of the property.

RESALE or TRANSFER of RESERVATIONS: Reservations are non-transferable and may not be resold. Any attempt to transfer or resell a reservation may result in the cancellation of the reservation without refund.

GOVERNING LAW and JURISDICTION: This agreement shall be governed by and construed in accordance with the laws of Madawaska Valley Township, Ontario. Any disputes arising out of this agreement shall be resolved by the Ontario Provincial Police and/or in the courts of Renfrew County within the province of Ontario.

Rules

  • No pets of any kind allowed on the property

  • No smoking inside; be responsible outside

  • No parties; 11PM to 8AM is ‘Quiet Time’

  • Reservations are limited to 4 adult guests; 6 persons is the maximum occupancy for our property at any time, for any length of time, inside or out (children aged 0-2 do not count towards occupancy total)

  • Obey fire bans

Use the word ‘Red Pine’ in your Reservation Request to let us know that you have understood the rules and are prepared to follow them.

This simple gesture ensures no surprises for either of us during your stay.
